4 Reasons Why More Families Are Living Under One Roof—And How Builders Can Win

Families across America are quietly reshaping the housing market—and builders who understand the shift stand to gain the most.

According to new research from the National Association of REALTORS®, 14% of all homebuyers purchased a multigenerational home in 2025, a trend driven by rising costs, aging parents, returning adult children, and skyrocketing childcare expenses.

While the consumer narrative focuses on togetherness, the business reality is simpler: buyers need more space, more flexibility, and more function for the dollar.

The data highlights four major forces builders should pay attention to:

  1. Aging parents are the #1 driver. A record 41% of multigenerational buyers purchased a home to care for elderly parents.
  2. “Boomerang kids” are surging. High home prices are pushing adult children to return home or never leave—fueling demand for private suites and separate living areas.
  3. More income earners under one roof. Over a quarter of multi-gen households have three or more earners, signaling demand for larger, more adaptable layouts.
  4. Childcare stress is rising. A growing share of buyers are consolidating households to share childcare or raise grandchildren.

For builders, this is an opportunity—not a burden. Multi-gen demand opens the door to new floor plans, flexible designs, and premium inventory that solves real pain points.
