According to new research from the National Association of REALTORS®, 14% of all homebuyers purchased a multigenerational home in 2025, a trend driven by rising costs, aging parents, returning adult children, and skyrocketing childcare expenses.
While the consumer narrative focuses on togetherness, the business reality is simpler: buyers need more space, more flexibility, and more function for the dollar.
The data highlights four major forces builders should pay attention to:
- Aging parents are the #1 driver. A record 41% of multigenerational buyers purchased a home to care for elderly parents.
- “Boomerang kids” are surging. High home prices are pushing adult children to return home or never leave—fueling demand for private suites and separate living areas.
- More income earners under one roof. Over a quarter of multi-gen households have three or more earners, signaling demand for larger, more adaptable layouts.
- Childcare stress is rising. A growing share of buyers are consolidating households to share childcare or raise grandchildren.
For builders, this is an opportunity—not a burden. Multi-gen demand opens the door to new floor plans, flexible designs, and premium inventory that solves real pain points.
