Homebuyers Are Redefining Luxury

For years, “luxury” in residential construction has been easy to spot.

A chef’s kitchen. A home theater. An outdoor kitchen. Heated floors. A wine cellar.

But a new Redfin survey suggests buyers may be redefining what makes a home valuable—and many of the features topping their wish lists aren’t immediately visible.

According to the research, 36% of prospective homebuyers ranked a home with high-end air and water filtration among their three most important priorities, tying it with security systems as one of the most sought-after features. Those concerns ranked ahead of amenities like swimming pools, outdoor kitchens, home theaters, and tennis courts.

That’s a notable shift—and it’s across every generation. From Gen Z to Gen X.

It suggests buyers are thinking less about showing off their homes and more about how those homes perform. Cleaner indoor air, reliable backup power, smart technology, and climate resilience all speak to a broader desire for safety, comfort, and long-term livability.

For builders, this isn’t necessarily a call to redesign every floor plan.

It’s a reminder to rethink how value is communicated.

Many of the investments builders make—better insulation, tighter building envelopes, improved HVAC design, moisture management, and healthier indoor environments—have always mattered. The difference is that buyers may now be paying closer attention to them.

That’s an opportunity.

Builders who can explain not just what they’re building, but how those choices improve everyday life may find themselves standing apart in a competitive market.

The finishes will always matter.

But if Redfin’s research is any indication, the next generation of buyers may increasingly judge a home by how well it protects their families, lowers their stress, and performs over time.

Sometimes the most valuable feature in a home is the one you never notice.
