Which Home Features Sell a House Faster? NAHB Reveals the Standouts

NAHB just released a sharp new analysis of the 2023 American Housing Survey, and it confirms what many builders already sense on the jobsite: certain physical features dramatically influence a home’s market value. And some matter far more than others.

The biggest driver? Square footage. Compared with homes under 1,000 sq. ft., values jump:

  • +17% for 1,000–2,000 sq. ft.
  • +30% for 2,000–3,000 sq. ft.
  • +55% for homes over 3,000 sq. ft.

But the real surprise is the power of bathrooms.

NAHB reports that:

  • Each full bathroom adds roughly 32% to value
  • A half bath adds around 15%
  • An extra bedroom, by comparison, brings only about 5% (when square footage stays constant)

Newer homes also earn premiums:

  • Homes built 2010–2019: +13%
  • Homes built 2020 and after: +19%

And the right amenities still matter. Garages (+10%), fireplaces (+10%), and centralized AC (+7% nationwide, up to +48% in the South) continue to deliver strong returns.

For builders, the takeaway is simple: not all upgrades carry the same weight. Wise feature choices can meaningfully increase value, buyer appeal, and profitability.
