Some Buyers Are Done Waiting for Perfect Conditions

A new Veterans United survey of 859 prospective homebuyers suggests that veterans and service members are growing more financially confident and moving up their purchase timelines.

Financial stress among military-affiliated buyers fell from 27% to 19% during the second quarter—an 8-point drop that Veterans United says is the sharpest single-quarter improvement in the survey’s three-year history. Meanwhile, 43% said they plan to purchase within six months, compared with 22% of civilian respondents.

Those numbers deserve attention—but also some caution.

The survey only included prospective homebuyers, so it does not represent veterans or Americans generally. Veterans United doesn’t disclose how many respondents belonged to each subgroup or whether results were weighted to reflect the broader population. And purchase intentions don’t always translate into closings.

Still, the direction of the findings may matter—and the survey offers a clue as to why.

Rather than waiting for rates or prices to improve, nearly half of veteran respondents say they’d rather buy now and refinance later than hold off on homeownership. It’s a “buy now, refinance later” mindset, and for veterans in particular, it comes with a practical advantage: qualified VA borrowers can refinance through the VA Streamline (IRRRL) program, which can make that later step easier when the time comes.

That combination—rising confidence plus a lower-friction path to revisit the rate down the road—may help explain why veteran buyers are moving faster than their civilian counterparts even as broader affordability pressures persist.

For builders, this isn’t a reason to change strategy based on one survey. But it is another signal worth watching: Some buyers may be growing tired of waiting for perfect conditions and becoming more willing to move forward under the conditions they have.
