Housing Is No Longer Just an Economic Issue

For years, housing affordability has been discussed primarily in economic terms. Mortgage rates. Home prices. Inflation. Supply and demand.

But according to CNBC’s latest All-America Economic Survey, something has changed.

Among Americans ages 18 to 34, the cost of housing is now the single most important political issue, ranking ahead of food prices and even concerns about democracy. It’s a signal that housing has moved beyond the real estate pages and onto the national political stage.

That matters because when voters make housing a priority, policymakers usually respond.

Builders should pay attention—not because of politics, but because the public conversation around housing is shifting.

The debate is increasingly centered on affordability, supply, zoning, permitting, financing, insurance costs, and the pace at which new homes can be delivered. Those aren’t abstract policy discussions. They’re the everyday realities builders navigate on every project.

And they’re one of the few groups capable of meaningfully expanding housing supply.

The United States continues to face a multi-million-home housing shortage. Closing that gap won’t happen through campaign speeches or legislation alone. It will require thousands of builders willing to invest capital, navigate regulations, manage risk, and deliver homes that families can actually afford.
