The Trades Are Making a Comeback—And Housing May Depend on It

A recent workforce report from commercial real estate firm JLL points to a major shift underway in the skilled trades workforce.

Demand for electricians, HVAC technicians, plumbers, and construction workers is rising faster than most other professions, driven by housing demand, AI infrastructure growth, energy projects, and a wave of retirements hitting the industry.

That matters because housing supply does not suddenly appear when demand rises. Homes still require crews, subcontractors, permitting, coordination, and execution. Capital can help projects move faster, but labor remains one of the industry’s real bottlenecks.

What’s interesting is that younger workers may finally be reconsidering the trades. Rising college costs, concerns about AI replacing white-collar jobs, and better technology inside the trades are changing perceptions.

The builders who figure out how to attract labor, retain crews, and maintain operational consistency may gain an edge over the next decade. Because in housing, growth is not just about finding deals. It’s about having the capacity to actually build them.
